October 2023, I receive a contact form on the website from a high school friend.
She wants me to list her home.
Such a blessing.
I literally just started sharing I had the license and this happens...(faith spirit warriors are real.)
Get into 2024.
Pay all the dues again.
I need to get this listing sold.
It'll pay back every dollar I have invested.
Close to $5,000.00.
Two-years of fees I have paid to maintain the license.
February 2024, a dear family friend messages and says,
"We want to sell our current place and buy a new home."
Same time, remodeling world, January and February are always terrific months.
This is shaping up where April 2024 might be my best month ever.
I might have 9 closings in April -- between remodeling clients, real estate, and finance.
13-Years of effort converging into a single month.
I might even make up the $30,000 loss I had 7-days before Christmas 2023.
The family friend wanted to make an offer on this nice home southeast of Lowell.
It has been sitting.
We toured and it needs updates.
Guts are solid though.
Place an offer, rejected, and I call the listing agent.
My mental by this point, I have individually assisted over 1,000 clients.
One thousand people have looked me in eyes, shook my hand, and said, "let's do business."
I never thought in a million years I would assist over 1,000 clients.
This all started with $87.00 and needing diapers for my newborn baby.

I take it seriously.
I can tell you, less than 5.
Out of the over 1,200 deals America's Construction Experts LLC has installed.

This Listing Agent is a jack-off, truly is.
The Real Estate Industry is tough, because 70% of new agents fail the first year.
It is a cut throat industry.
Nobody teaches you anything, but paperwork.
Paperwork my friends makes you ZERO money.
They would not survive in the remodeling world where every detail matters.
They'd be the classic contractor rip off story.
And I politely let them know it.
My big listing is set to expire.
I paid for the ads, pictures, drone, video, and cleaning company.
The gas money checking in on it and hosting open houses.
We are down to the wire.
Guess who happens to call?
The idiot who turned down my clients offer.
Asking me the dumbest laziest questions you can ask.
Like, do your job pie-hole!!
And I politely let them know it.
My phone rings.
It is Jessica.
David, I don't blame you, because this person is a complete moron, but play nice.
Time is ticking.
I have to get this house sold.
Held my 6th open house in a row.
The weather is starting to break.
Spring is near.
And I Finally hit the perfect storm.
40 plus cars in the driveway walking through this $750,000 dollar listing.
Monday morning, my phone starts ringing.
1st call, awesome.
2nd call, even better.
Few more come through.
I'm texting the client, it feels like offer time.
Another call...
I can still hear the sound of her voice.
David, we've never met, but we work in the same office.
Do you mind if I ask you some questions?
I start sharing stories.
I felt so good after that call I CALLED my client and said, I think we're going to get a cash offer!!!
My phone rings, Jessica.
"David!? You did it again!!?"
Taken back I respond, "What did I do?
"You can't yell at people in this business you'll ruin your reputation,
and you definitely can't do it to someone under the same roof!"
Now, PLEASE, I totally understand her point of view.
My customer service satisfaction rating is through the roof.
Not trying to intentionally harm anyone.
I have replayed this conversation with this agent 100's over in my mind.
As I type this, on God, I have no idea what I said wrong.
All I did was share stories.
Her clients ended up buying the home cash.
I had clients working.
My goal was to close out 2024 hoping to help 8-10 more clients.
I would start the process of opening the brokerage in 2025.
This moment changed everything.
The spirit warriors started talking again.
April 2024, a guy who grew up in a cornfield,
whose parents worked 3 jobs to provide,
had his biggest MONTH ever, $81,755.00!

It was such a difficult decision.
I was looking at a possible million dollar year,

I immediately went back to work.
Sign-up, pay, and take the managing brokers course.
June 27, 2024 I passed the State test.
June 30, 2024 the State of Indiana issued me my Managing Brokers License.
I still had tons of work to do.
A website needed to be created, bank account opened, phone number, logo and branding.
The goal was not to attract clients,
but to get the planning work complete going into 2025.
On December 14, 2024, I finally heard my internal guiding voice say, You did it!

What happened next is truly remarkable.
The last 8-months of 2024 went by in a blink.
I completely rebranded America's Construction Experts.
Fought and won to get our listing back.
America's Private Investments is earning recurring income.
I created a trust, plus a holding company for the businesses.
All businesses are 100% debt-free with no contracts.
I even squeezed in my basement remodel to host trainings.
My boys are calling me Santa because of my beard.
Truth is, I had so much going on that shaving was the least of my concerns.
The best part, new teammates hired met their first training goals.
Everyone is making money.
Exactly how I saw it in my mind over a decade ago!
A dream so distant and far away is now right here before me.
My boys have been with me every step of the way.
I have never been more motivated in my entire life.
On November 1st, 2024, a client who I met in 2019.
Who trusted me with 5 remodeling projects.
Listed their home for sale, sold 19 days later.
In a market averaging 70 plus days.
Our third home setting the peak of the neighborhood,
based off our remodeling work.
They made $150,000 in EXTRA Profits off the teams renovations.
How amazing is that!?

I agreed.
I walked into Christmas 2024 knowing the planning part of the business is over.

Right after the new year my neighbor calls me up and says,

1.27.2025 the listing goes live.
17 showings in 48-hours with 6 offers.
2.6.25 the home goes pending.
2.14 we close.
The client was so happy.
The money I spent to create the agency is already paid back.
This moment forward the company is 100% in the black.
April 2024, the conversation that changed my life's direction.
My spirit warriors urging me to break away to create the agency.
Pausing potentially the best year ever.
To the agency's first listing closing in February 2025.
It is now March 5th, 2025,
1:35am in the morning.
My spirit warriors are on full tilt.
I do not know how else to explain it.
God is telling me I cannot sleep until I finish this.
At this point, I just do what I am told.
One of the coolest things I have done,
is documented every aspect of my story.
Totally unintentional, but I have everything.
The story of Daniel and him making $100,000 in 6-months.
Tim, who has been with me over a decade.
We have installed over a couple hundred home improvement projects together.
He has made hundreds of thousands of dollars.
Poncho who made close to $150,000 in 2019.
Mike, new in 2024, part-time, earned his full-time income.
I am so proud of him.
2025 is shaping up to be his best year ever.
The list just goes on and on.
You know what taking a chance on life has done for me?
I am now over 2,500 volunteer hours as a youth athletics head coach.
As a single dad that is extra hours spent with my boys.
I have never missed an important event for work.
My days are 100% my own.
The message I am trying to share at this stage of the journey is three-fold.

God has already given me the vision.
Our next move is the corporate headquarters.
My vision is an 8,000-10,000 Square Foot Building with amenities such as:
A gym, fruit bar, tanning, massage, red light therapy, sauna, and ice bath.
Since I know what is like to build a business around young children, a daycare.
A place to call home.
Designed with the teams life needs in mind.
Reads like a pipedream, doesn't it?
It is strange to think, 14-years in we have the perfect ground floor opportunity.
Since May 2011, I have been walking in 100% blind faith.
All these steps later, I can look you in dead in the eyes and say,
"If I can do it, so can you."
My entire story started off as a pipedream!

I had to figure it all out, you just have to implement the teachings.
